What does property management mean?
It means day-to-day looking after your property, arranging pool care, lawn care, pest control, overseeing 3rd party contractors, booking and reservation service, 24/7 emergency call out, collection and payment of rental fees. In fact we look after the property as if it were our own, securing your investment for you.
What is pool care?
Your pool is serviced professionally on a weekly basis to ensure cleanliness and chemical balance. Your pool is swept and vacuumed and the appropriate chemicals are added.
What is lawn care?
If not already provided by your HOA the lawn and shrubs are attended weekly to keep the outside of your property in pristine condition.
What is pest control?
Your property is sprayed once a month to stop our little friends getting in and scaring the nice guests, but………….this is Florida and the odd stray may get through but the majority is stopped on entry
Why do you switch out the A/C filter every month?
The A/C is one of the most important machines in your home, so we switch out the filter to avoid clogging and damage to the system.
How do you market our property?
Your property is marketed through our US and UK web site and extensive on line advertising of your specific property. We also have a network of agents throughout Europe, South America and the US. We strive to get the maximum rental return for you on your property.
How many weeks per year rental can I expect?
We ask you to budget for 30-35 weeks depending on property to enable you to budget under for your figures. Our expectations are always to achieve the maximum revenue return for the property. Our goal is to surpass this number but I always prefer that you budget below rather than above to avoid financial problems later due to unforeseen circumstances.
How much can we expect to earn from our property?
Each independent property has different returns based on type and size, community and area. We can discuss each case with you and give you an estimate of rates through the year.
Does my property need to be licensed?
Yes your property needs to be licensed with the state and the county for short-term rental. We look after all of this for you including any inspection’s to make sure your property and yourselves are within the legal guidelines.
Are there any taxes to pay on the rentals?
Yes 13% in most cases, it differs for different counties. We collect this from the renter for you and pay your taxes every month. This charge is on top of the nightly rate and charged to the renter.
What about damages to the property?
You will get normal wear and tear as it is a rental property but anything damaged or stolen will be taken from a security deposit held from the renter. This is rare but we have a system in place if needed.
How do you look after the property?
As if it were our own, your property is a marketing tool for your rentals and our business so we aim to keep it at its most marketable at all times.
What else do you offer to the guests?
We can offer airport pick ups, limo service, welcome packs, discounted park and show tickets, car hire as well as general advice on Orlando and the surrounding areas. We aim to make their stay a memorable one that they will want to repeat or tell their friends about.
What are your charges?
$315 per month for a pool home and $215 for town home/condo without a pool, which includes all the services mentioned above i.e. 24 hr call out, collection and payment of vacation taxes, licensing, marketing, pool care (if required), pest control, switching out A/C filter monthly, collection of rental income and payment into your account. Lawn care ( if required ) would be extra but this is generally taken care of by the HOA.
Are there any other charges?
The only other charges are for cleaning of the property after the guests have left in preparation of the next guests. If the stay is less than 5 days the guest will pay the cleaning fee on top of their rental. Charges are from $85, depending on size of villa and include stripping and washing of all bed linens and a complete clean of the property including removal of trash ready for the next guests.
Are there any upfront fees?
$800 is due on signing of the contract, which is broken down as $300 for licensing and $500 to be held for emergencies. This $500 is returned at the end of the contract or the sale of your property.
What is the split on the rental Income?
You receive 80% of any rental income generated by us. If you generate the income yourself then that is all yours.
How do I get paid?
You will receive a monthly statement and any monies due will be paid direct into your account.
What if I or my friends and family want to visit? No problem, just check on our web site for availability and if the dates are available just drop us an e-mail and we will secure the dates for you.
